Single sided works when the flyer is a reminder of one property. Double sided gives you room for extra photos, room dimensions, and your own branding and contact details on the back.
Gloss gives property photography more contrast and saturation. Matte reflects less under indoor lighting and takes pen ink, which is useful when buyers make notes at an open house.
